Charleston is quickly growing from small southern coastal town toward big southern City. With that growth we’ve seen great opportunity benefiting the City - such as historic buildings being restored thanks to retail tenants taking space, and rental rates for space in these buildings rising.
Several large projects (for Charleston) have delivered over the past few years, and we have more in planning (Morris Sokol, Dixie Furniture, Hughes Lumber site, Bob Ellis, etc). With this will come more retail space, as well as the potential for larger single tenant spaces. With this opportunity comes some challenges too. Part of what has made Charleston such a great city is the walkable retail downtown, and the mix of that retail. The local retailers, craftsmen and artists are an important component of our downtown retail fabric. Rising retail rents can push out the local home-grown retailers, with their replacements often being large, national tenants, which can be found in any major city.
