The future of real estate development hinges on the lifestyle of a generation for which staying in the nest until age 30 isn’t unheard of, said the Urban Land Institute’s senior fellow during a speech at day two of the land-use organization’s annual statewide meeting on Hilton Head Island on Friday.

“30 is the new 20,” said Maureen McAvey, ULI’s senior fellow for retail, of Generation Y. “They are marrying late, they are having children late, and they are financially independent late.”

Her remarks on future demographics kicked off the first panel of a conference attended by more than 200 ULI members across the state. The first day’s events at the Westin Resort focused heavily on the legacy of Charles Fraser, the innovative developer credited with making Hilton Head’s Sea Pines Plantation a model of sustainable growth, while day two included a panel of area mayors discussing the efforts within their own communities at planned development.
